How Much Does It Cost to Start an Adult Day Care in Florida?
There is no responsible one-number answer. The useful question is which costs are fixed, which depend on your building and service model, and which must be funded before revenue begins.
Start with the program model
Capacity, participant needs, operating hours, transportation, meals, medication assistance, and payer strategy affect nearly every other cost. Write the model down before pricing a building or staffing plan.
- Planned licensed capacity
- Services and participant acuity
- Hours and days of operation
- Transportation and food-service model
- Private-pay, contract, or payer-enrollment assumptions
Price the property before signing
Rent is only one property cost. Budget for deposits, due diligence, drawings, permits, renovations, accessibility work, life-safety requirements, furnishings, signage, utilities, and the time between taking possession and opening.
Separate licensing from local approvals
Create distinct budget lines for state application work and for local zoning, building, fire, occupational, food-service, or other approvals that may apply. Confirm fees and processes directly with the responsible agencies.
Build the staffing model by role and shift
Estimate recruiting, screening, training, payroll, payroll taxes, workers compensation, relief coverage, and pre-opening labor. A monthly payroll figure is incomplete if it ignores hiring lead time and coverage.
Include operating systems and evidence
Budget for insurance, professional services, policies, forms, record storage, software, supplies, emergency preparation, maintenance, cleaning, and the records used to demonstrate that procedures are actually followed.
Fund the gap between opening and stable census
Licensure does not produce immediate full enrollment. Model several slower enrollment scenarios and include a working-capital reserve for payroll, rent, utilities, insurance, food, transportation, and marketing.
Create three budgets, not one
Use a property-acquisition budget, a pre-opening and licensing budget, and a post-opening operating budget. Keep assumptions visible so a change in capacity, building work, or opening date can be recalculated instead of guessed.
